Which way rents are moving
Momentum readings for the two biggest rental ZIPs, built from monthly median asking rents. They describe the recent trend, not a forecast.
The September 2026 median asking rent is $1,750, down 2.5% from $1,795 in September 2025.
Source: RentCast rental listing data, compiled by Inland Elevated Property Management for CDA Rent Report. As of Sept. 2026.
The September 2026 median asking rent is $2,095, up 2.2% from $2,050 in September 2025.

Zillow's rent index for Kootenai County is $1,825 for September 2026, up 4.0% from a year ago.
Why the numbers differ: Zillow's index is weighted to represent the whole rental market and smoothed over time, while median asking rent looks only at the listings on the market that month. Both are useful, and they can move differently.

Foreclosures and distress
Most Idaho home foreclosures happen out of court: a notice of default is recorded with the county, then the trustee's sale is advertised in the newspaper for four weeks. Commercial and construction loans often go through district court instead. We count these filings by hand from county and court records.
Our monthly count starts with October 2026. Check back soon.
